The first thing you should do when deciding to purchase a home is to talk with a knowledgeable full time Realtor.

I work with first time homebuyers, buyers that have decided to upsize or downsize their current home and investors purchasing rental properties or homes to flip.

When I’m not out showing homes, I am stalking the MLS for your future home.  When working with me, you can count on me to get you in a new listing before other buyers which allows you to possibly get a contract before the multiple offers come.

Preparing to Buy

Gather the below documents prior to contacting the lender:

  • Financial Statements
  • Bank Accounts
  • Investments
  • Credit Card Balances
  • Tax Returns for two years
  • Previous two months of paystubs
  • Retirement Accounts

Review Your Credit Rating

Review your credit rating because it will have a huge impact on your home purchase.  When preparing to buy you will need to gather the below documents prior to contacting the lender.

Contract to Close

Once we get a contract on your future home, there is a lot that needs to be done in the next 15 days.

  • Deposit money into a title company escrow account (typically deposit is 1-2% of the purchase price).
  • Schedule home inspection and wood destroying organism inspection. Other inspections to schedule depending on the property are septic, well, pool and radon.
  • Get all financial documents to lender within the first seven days post contract date.
  • Be present for home inspection.
